Flooring is the one renovation where the quote you get and the price you pay drift apart most often — almost always because of what is underneath. This guide covers real installed costs in Smyrna and Rutherford County, and the subfloor problems that turn a clean number into a change order.

Flooring Cost in Smyrna, TN — Installed, Per Square Foot

These are installed prices — material, labor, underlayment, and trim — for the Smyrna and greater Rutherford County market. They assume a sound subfloor.

Material
Installed / sq ft
Best For
Luxury Vinyl Plank
$3.50–$7
Kitchens, baths, basements, whole-home
Hardwood (solid or engineered)
$8–$16
Living areas, bedrooms, resale-sensitive homes
Tile (porcelain or ceramic)
$9–$18
Bathrooms, mudrooms, entryways
Carpet
$3–$6
Bedrooms, bonus rooms, stairs

For a typical Smyrna main level of about 1,200 square feet, that works out to roughly $4,200–$8,400 in LVP, $9,600–$19,200 in hardwood, or $10,800–$21,600 in tile.

Luxury Vinyl Plank — $3.50 to $7 per Square Foot

LVP is what we install most in this market, and it is not close. Middle Tennessee swings from humid summers to dry winters, and that movement is hard on solid hardwood. Vinyl plank does not care.

What moves the price inside that range:

  • Wear layer thickness. 12 mil is builder grade. 20 mil holds up to dogs and kids and is worth the upcharge.
  • Click-lock floating vs. glue-down. Floating is faster and cheaper. Glue-down feels more solid underfoot and is the better call over concrete slab.
  • Plank width and length. Wider, longer planks look better and cost more to buy but no more to install.
  • Transitions and trim. Quarter round, thresholds, and stair nosing add up in homes with a lot of small rooms.

The 1990s and early-2000s subdivisions off Sam Ridley Parkway and Veterans Parkway are full of original builder carpet and laminate. Those are straightforward LVP jobs and usually the best dollar-for-dollar update you can make to the whole main level at once.

Hardwood — $8 to $16 per Square Foot

Solid hardwood runs $10–$16 installed. Engineered hardwood runs $8–$14 and is the smarter choice over a concrete slab or in a home with big humidity swings, because the layered core is far more dimensionally stable.

Refinishing existing hardwood, if you have it, is a different and much cheaper project: $3–$6 per square foot. A lot of older homes near downtown Smyrna have original hardwood under carpet that is worth pulling up before you spend money on new flooring. We will tell you honestly whether what is under there is worth saving.

Tile — $9 to $18 per Square Foot

Tile is the most labor-intensive flooring to install correctly, which is where the cost sits. Large-format porcelain needs a very flat substrate, and getting a slab or plywood floor flat enough is real work. Skipping that step is how you end up with lippage and cracked grout lines in a year.

Costs climb with smaller tile, mosaic, herringbone or any pattern layout, and with heated floor systems (add $8–$14 per square foot for the mat and thermostat). For most homeowners, tile makes sense in bathrooms, mudrooms, and entryways rather than across a whole main level.

Carpet — $3 to $6 per Square Foot

Carpet is the cheapest to install and the fastest to wear out. It still makes sense in bedrooms, bonus rooms, and on stairs where hard flooring is loud and slick. Spend the money on pad quality rather than carpet face weight — an 8 lb pad makes a mid-grade carpet feel considerably better and last longer.

The Subfloor Problem — Budget $400 to $2,500

This is the part that turns a clean quote into a change order, and it is the single most common reason a flooring job costs more than the homeowner expected.

Uneven concrete slab
Adds $1–$2.50 per sq ft
Common in slab-on-grade homes throughout Smyrna and LaVergne. Self-leveling compound is the fix, and it is priced by how much material the floor drinks.
Soft spots and water damage
$300–$1,200 per area
Usually found around dishwashers, refrigerators with ice makers, and bathroom toilets. The plywood has to be cut out and replaced before anything goes down over it.
Squeaking joists
$200–$800
Worth fixing while the floor is open — screwing the subfloor down to the joists takes an hour and you will never get another chance this cheap.
Old adhesive or thinset
$1–$3 per sq ft to grind
Pulling up old glued-down tile or vinyl often leaves a residue that has to be mechanically removed. Dusty, slow, and frequently missed in quotes.

An honest estimate names the subfloor as a variable up front and gives you a number for the likely scenarios. A quote that ignores it entirely is not a lower price — it is a later conversation.

Which Flooring for Which Room

  • Kitchen: LVP or tile. Both handle a dishwasher leak. Hardwood does not.
  • Bathrooms: Tile, or LVP on a budget. Never carpet, never solid hardwood.
  • Living and dining: Hardwood if resale matters and budget allows; LVP otherwise.
  • Bedrooms: Carpet or LVP, depending on whether you want warm or easy to clean.
  • Basements and slab rooms: LVP, glue-down. Moisture comes up through concrete and hardwood will not tolerate it.

One more thing worth saying: running the same flooring continuously through the main level makes a house feel meaningfully larger. If your budget forces a choice between a nicer material in fewer rooms or a good material everywhere, we usually recommend the second.

Getting an Accurate Flooring Number

Square footage from a calculator gets you in the neighborhood. What it cannot tell you is what your subfloor looks like, how many transitions your layout needs, or whether that 1998 slab is flat.

FAQs \u2014 Flooring Cost — Smyrna, TN

How much does flooring installation cost in Smyrna, TN?

Installed flooring in Smyrna, TN typically runs $3.50–$7 per square foot for luxury vinyl plank, $8–$16 for hardwood, $9–$18 for tile, and $3–$6 for carpet. A 1,200 sq ft main level in LVP usually lands between $4,200 and $8,400 including demo, underlayment, and trim.

Is luxury vinyl plank actually worth it?

For most Middle Tennessee homes, yes. LVP is waterproof, handles the humidity swings here without cupping, and holds up to pets and kids better than hardwood at roughly half the installed cost. The tradeoff is resale perception — in higher-end Franklin and Brentwood homes, buyers still expect real hardwood in the main living areas.

What is the hidden cost people miss on a flooring job?

Subfloor repair. Once the old flooring comes up you can find soft spots, uneven slab, squeaking joists, or old adhesive that has to be ground off. Budget $400–$2,500 depending on what turns up. A contractor who quotes a flooring job without mentioning the subfloor has not thought it through.

Do I have to move my furniture before flooring installation?

We move it as part of the job on most projects. What we ask you to handle is anything fragile, electronics, and the contents of closets and built-ins — those slow the crew down more than the furniture does.
